Why Zillow, not you, shows up when buyers ask AI
Why Zillow, not you, shows up when buyers ask AI: portal pages are full of specific facts, and an agent site that only offers a slogan is harder to quote. Advertising and a $49 report are different purchases.
What it means when Zillow, not you, shows up
Why Zillow, not you, shows up when buyers ask AI is a question about which page was easy to quote. Zillow publishes listing and agent pages with a place, a price or a status, and a person’s name. An assistant that is summarizing the web can point at that page. Your homepage can still be invisible in the same answer if it says “your trusted local expert” and never states your name, your city, and your brokerage in a sentence.
How we know: Does AI Pick Me runs real scans that ask ChatGPT, Perplexity, and Gemini local buyer questions. The score is the average of the answers that came back. If an assistant does not answer, that question is left out of the average and is not counted as a miss. A scan is not a ranking, and it does not place your name in any assistant. Does AI Pick Me is not affiliated with OpenAI, Google, or Perplexity.
What a portal page already contains
Open a listing. You will usually see an address or a neighborhood, a status, a price, and the name of an agent or a team. Open an agent profile and you will often see the brokerage, the markets, and a block of text. An assistant does not have to infer any of that. It is sitting on a public URL that is updated when the listing changes.
- The page is about a place a buyer named. The question “who should I hire in this city?” overlaps with pages that already contain the city. A portal has a lot of those pages. Your site might have one.
- The agent’s name is attached to the place. That attachment is what a recommendation question needs. A brokerage logo without a person does not answer “who.”
- The facts change when the market changes. A sold listing updates. A slogan homepage often does not. Fresh, specific text is easier to trust than a line that could have been written about any city.
- This is not a measured “win rate.” We are not saying Zillow appears in a certain percent of realtor answers. We did not count that. In the one Redlands scan we have written up, we do not even say whether Zillow was the source. That scan’s names are withheld.
What your site can say without pretending to be Zillow
You will not out-publish a portal on inventory. You can out-specify it on the subject the buyer asked about when the question is a person: you.
- First paragraph: name, brokerage, city. Write one sentence a stranger can check: your name, your brokerage, and the city where you take buyers and sellers. Put it in text at the top of the page, not inside a photo.
- Name the work. Buyers, sellers, or both. First-time buyers, if that is actually your work. A page that lists every possible client is as vague as a page that lists none.
- Link a real area page from the homepage. The anchor should say the city, not “learn more.” One honest page about how you work in that market beats ten swapped city templates.
- Match the profile you already have on Zillow. If your Zillow profile says one brokerage and your site says another, you have given an assistant a contradiction. Pick one spelling, one phone, and one brokerage, and use them in both places.
Advertising and a visibility report are different purchases
Zillow publishes what Premier Agent costs. Does AI Pick Me publishes what the realtor report costs. Putting them in one table is fair only if the column says what the money buys. It does not mean the cheaper line replaces the other.
| Source | Published figure | What the money is for |
|---|---|---|
| Zillow Premier Agent | $223 average per connection in major metros | Advertising connections on Zillow. Zillow says the price varies by market, home values, and expected connections. |
| Zillow Premier Agent | $139 average per connection in non-major metros | The same kind of advertising, outside the major-metro average. |
| Zillow Help Center | $50 minimum per ZIP code | The minimum stated to participate in Premier Agent advertising in a ZIP. That help article shows an update of June 17, 2025. |
| Does AI Pick Me | $49 once | A report of whether ChatGPT, Perplexity, and Gemini named you. Not a lead. Not a placement. |
Profiles you already control
The realtor fix list starts with the Google Business Profile and with Zillow and Realtor.com profiles, because those are public pages with your name on them. Completing them is not an admission that the portal should be your only site. It is a refusal to let those pages disagree with you.
- Finish the about section and add a photo of you. A blank profile is a thin page. A photo helps a person. The text helps an assistant. Do both.
- Use the city in the description. “Serving the Inland Empire” is broad. “Works with buyers and sellers in Redlands” is a sentence that matches a question about Redlands. Say the broad region too, if it is true, but do not skip the city.
- Do not pay for a review. Ask a recent client for a review that mentions the city in their own words, on Google or on Zillow. Reply to it. A scripted review is a weak source and can violate the platform’s rules.
- Keep your own site anyway. A portal can change a layout, a partnership, or a fee. The page on your domain is the one you can edit tonight. Point llms.txt at it once the page is specific.
What not to conclude
- Do not conclude that you should stop advertising. If Premier Agent produces conversations you can track in your own pipeline, that is a business decision about leads. This article is about being named in an assistant’s answer. The two can both be true.
- Do not conclude that a $49 report buys a Zillow connection. It does not. The report does not send buyers to your phone. It shows you answers.
- Do not conclude that Zillow is “cheating.” Publishing specific pages is allowed. Your response is to publish specific pages about yourself, not to argue that a directory should be ignored.
Which fits you
- Buyers mention a portal, and your site is a slogan. Rewrite the first paragraph this week. Then align the Zillow profile with that paragraph. The assistant work and the advertising work can share the same facts.
- You want to know if assistants name you or only the portal. Run the free check. The $49 report shows the answers and who was named. It will not tell you to cancel an ad.
- You are comparing a connection’s price to a report. Use the table. A $223 average connection and a $49 report are answers to different questions. Buy the one that matches the question you asked.
- You want a statistic for how often Zillow is cited. We do not have one we are willing to print. Count the sources on your own report when you run it. One agent’s sources are not a national share.
FAQ
Does Zillow pay to be named inside ChatGPT?
We have no evidence of that, and we are not claiming it. Zillow sells Premier Agent advertising on Zillow, which is a different product from a mention in an assistant. A portal can show up because its pages are public and specific, and that explanation does not require a secret deal.
Is $223 the price I will pay Zillow?
Not necessarily. Zillow’s Premier Agent page says the average is $223 per connection in major metros and $139 in non-major metros, and that the price varies, while the help center states a $50 minimum per ZIP code. Your quote comes from Zillow, not from this article.
Should I delete my Zillow profile if I want AI to name me?
No. An empty or contradictory profile is a worse source than a finished one, so use the same name, brokerage, city, and phone on Zillow and on your site. The profile is not a replacement for your site, and your site is not a reason to abandon the profile.
Will the $49 report remove Zillow from the answer?
No. The report does not edit assistant answers or Zillow, and it only tells you whether you were named and lists fixes on pages you control. Zillow can remain a source later, because the goal is to be nameable too, not to erase a directory.
